Maintenance agreement

A maintenance agreement is a recurring contract between a contractor and a customer for scheduled preventive service visits. The customer pays an annual or monthly fee in exchange for regular maintenance plus, typically, priority response and a member discount on repairs.
Common synonyms: service agreement, service contract, maintenance contract, planned service agreement (PSA).
What's typically included
A standard residential maintenance agreement (e.g., HVAC) usually includes:
- Two scheduled visits per year (spring and fall for HVAC, quarterly for some trades)
- Filter changes, cleaning, and inspection of covered equipment
- Priority scheduling for breakdowns during the contract term
- A discount (typically 10-20%) on labor and parts for non-covered repairs
- Waiver or reduction of the standard diagnostic fee on member calls
How they're priced
Typical 2026 pricing for residential maintenance agreements:
- HVAC: $159 - $249/year per system, billed annually or $15-$22/month
- Plumbing: $99 - $199/year
- Pest control: $40 - $80/month, depending on frequency
- Lawn / landscape: wide range based on property size and frequency
Why contractors love them
Maintenance agreements are some of the highest-leverage revenue in the trades:
