What every contractor proposal needs
A proposal is your shield when scope creep happens, the customer changes their mind, or a payment doesn't show. The fields that matter:
- Specific scope — vague proposals get re-interpreted. "Replace bathroom tile" is not specific. "Remove existing tile in 80 sq ft master bathroom, install [brand/size] tile with [grout type] over new cement board, including baseboard reinstall" is.
- Itemized pricing — materials separate from labor separate from permits. Customers can argue with a single number; itemization gives you ground to stand on.
- Schedule — start date and estimated completion. Always contingent on permits, weather, and materials.
- Payment terms — deposit, milestones, final. Pre-fight the conversation about when money is due.
- Exclusions — what you won't do for this price. Hidden damage, asbestos, scope changes, anything you've been burned on before.
- Warranty — workmanship vs equipment, length, exclusions. Says you stand behind your work without committing to fix everything forever.
- Signature block — both parties sign and date. This is a contract, not a wishful estimate.
